Search for the cost of a septic tank and you will find prices that differ by thousands of dollars. That is not always a mistake. Some figures are for the tank alone, some include installation, and some include council approval, trenching or a more advanced treatment system. This guide sets out what several published sources say, dated and attributed, explains why the numbers differ, and lists what to ask before you budget. It is general information. We have not calculated a national average, because the sources below measure different things and none claims to be definitive. For where septic fits in an off-grid project, see our off-grid tiny home guide.
Short answer: how much does a septic tank cost?
It depends on what you count. Published tank-only prices run from hundreds to a few thousand dollars, published installed prices run from about $3,000 to $20,000, and more advanced aerated systems are published at higher figures again. The rest of this page shows where each number comes from.
Published figures by source (checked 16 October 2026)
| Source | What it publishes | Notes |

Why the headline prices differ
- Tank-only vs installed. A tank price excludes the plumber, excavation, trench or absorption area, and approvals.
- System type. A basic septic tank with a trench is a different product from an aerated wastewater treatment system (AWTS) or a system that treats effluent to a higher level.
- Site and soil. Soil type, slope, depth, distance from the house and distance from waterways change what is allowed and how much work is needed.
- Access. Delivery and machine access affect labour and freight.
- Region. Bush Billabongs says some regional sites sit at the lower end of its ranges and Sydney and Melbourne fringe sites at the upper end.
- Who is publishing. Suppliers and installers publish figures that suit what they sell. Treat any single number as one data point, and get written local quotes.
System types in plain terms
Sunshine Coast Council lists common on-site system types as septic systems, waterless composting toilets, aerated wastewater treatment systems, activated sludge, split black and grey water treatment, holding tanks with pump-out and recirculating sand filters. The treatment level required depends on factors such as soil, property size and slope, so a licensed site and soil evaluator normally assesses the property before a system is chosen (Sunshine Coast Council, accessed 16 October 2026).
Council application and inspection fees
Fees vary by council and year. Two examples published for 2026-27 on the Australian Business Licence and Information Service (ABLIS):
| Council | Fee published | What the page says |
|---|---|---|
| Tweed Shire Council (NSW) | $1,963.00 application; $915.00 variation | New system application, including 2 septic inspections and 4 plumbing and drainage inspections. “Fees for 2026-27”. A quote may be required for large domestic and commercial properties. |
| Bass Coast Shire Council (Vic) | $844.20 application | “Fees for 2026-27” |
Sources: ABLIS, Tweed Shire Council; ABLIS, Bass Coast Shire Council. Accessed 16 October 2026. These are two councils only. Your council’s fee may differ, and the supplier figure of $300 to $800 above is lower than both, which shows why you should check your own council. Sunshine Coast Council’s page states no dollar amount and points to its fees and charges schedule. A plumbing permit is required before installation, and a licensed drainage contractor installs the system.
Installation vs ongoing servicing
| Item | Published figure | Source |
|---|---|---|
| Septic pump-out | $250 to $500 (about every 3 to 5 years) | Bush Billabongs; Biocycle also gives $250 to $500 plus $100 to $300 inspection |
| AWTS servicing | $300 to $500 a year (Bush Billabongs); $200 to $400 per visit, about every six months (Biocycle) | As listed |
| Registration or inspection by council | About $50 to $150 a year, recurring every 1 to 5 years depending on state and risk | Bush Billabongs |
| Pump and aeration motor replacement | Pump $300 to $600 plus labour; AWTS aeration motor $400 to $700 plus about $200 to install | Biocycle |
Owners must keep the system maintained, and Sunshine Coast Council notes a service agreement may be needed. Ask the supplier about electricity use and consumables for the system you are considering.
Budgeting checklist
- Get a site and soil assessment so you know which systems are allowed.
- Ask your council what permit applies, the current fee and the inspections included.
- Ask for installed quotes from licensed installers, itemised: tank, excavation, plumbing, trench or treatment area, electrical, approvals and certification.
- Ask what is excluded: access works, tank delivery, landscaping, a pump or alarm.
- Include annual servicing and registration in your running costs.
Where finance fits
Whether a septic or wastewater system can be funded depends on how the lender classifies the project and the lender’s criteria. See how to finance a tiny home and our tiny house cost guide.
Frequently asked questions
How much does a septic tank cost in Australia?
It depends on whether you mean the tank alone, an installed system or an advanced treatment system. The sources above publish tank-only prices from hundreds to a few thousand dollars and installed prices from about $3,000 to $20,000. We do not state an average.
Why do septic tank quotes differ so much?
System type, soil, slope, access, region and what the quote includes all change the price. Some published figures are tank-only and some include installation and approvals.
Do I need council approval for a septic system?
Generally yes. Sunshine Coast Council, for example, requires a plumbing permit before installation. Rules and fees differ by council and state, so check with yours.
What are the running costs?
Published figures include pump-outs of roughly $250 to $500 and AWTS servicing of a few hundred dollars a year, plus any council registration. Check the servicing requirements for your system.
Can I install a septic system myself?
In most places a licensed drainage contractor installs the system and certifies it. Check your council’s rules before planning a DIY approach.
